Terms of Sales

The tenant may not under any circumstances invoke any right or maintenance in the premises at the end of the rental period provided for in this contract, unless the owner agrees. No modification (erasure, overload, ...) will be accepted in the drafting of the contract without the agreement of both parties.

CONTRACT

The booking is only effective after payment of the 30% deposit, either in cash, by bank transfer or direct debit from credit / debit card. The 30% deposit is debited immediately. The balance of the rental will be paid 10 weeks before the day of arrival.

TOURIST TAX

The tourist tax is in addition to the rental price of the contract; it is to be paid on site at the end of the stay.

ARRIVAL AND DEPARTURE

Arrivals can be made between 4 p.m. and 7 p.m. In case of a later arrival, please notify reception. Charges may be applied in this case. The day you leave the lodge must be vacated by 10am.

SECURITY DEPOSIT

The amount of the security deposit will be 200 €. It must be paid when taking possession of the rented premises, by pre-authorization of debit on credit card or cash, and this to respond to the loss or damage that may be caused to objects, furniture or other. As a general rule (when the tenant leaves the premises at the time specified in the contract or at a time convenient to the owner), it will be returned to the tenant at the time of departure (after inventory of the premises), or at most two months after the date departure, after deduction of damage, loss of objects, etc ... If the security deposit proves insufficient, the lessee undertakes to supplement the sum after the exit inventory. This surety bond may in no case be considered as a contribution to the rent.

USE OF PREMISES

The tenant will enjoy the rental in a peaceful manner and will make good use of it, in accordance with the destination of the premises. On departure, the tenant agrees to make the rental as clean as he finds it on arrival. All the equipment listed in the inventory must be returned to the place it occupied when entering the premises. The lessee undertakes to maintain the sanitary, electrical and heating installations in perfect condition for which he must take all precautions. Any repairs made necessary by negligence or poor maintenance during the rental will be the responsibility of the lessee. The tenant acknowledges having read the posted rules of procedure and undertakes to comply with them under penalty of immediate termination of the rental agreement.

CAPACITY

The number of tenants cannot be greater than the maximum accommodation capacity indicated in the catalog or the description. Exceptionally and subject to the owner's agreement, this rule may be waived. In this case, the owner will be entitled to receive a price increase which must be communicated in advance to the tenant and recorded on the rental contract.

STATE OF PLAY AND INVENTORY

The state of play and inventory of furniture and various equipment will be made at the start and end of the stay by the owner and the tenant. If it is impossible to carry out the inventory on arrival, the tenant will have 24 hours to check the displayed inventory and report to the owner any anomalies noted. After this period, the rented goods will be considered free from damage upon entry by the tenant. In the event of failure to carry out an inventory on departure, due to a departure time other than that provided for in the contract and incompatible with the schedule, the owner will unilaterally carry out the inventory on time. planned, and will send the deposit in the week following departure, in the absence of damage and subject to proper repair of the premises. If the owner finds damage, he must inform the tenant within a week. As a result, he will have a period of a maximum of two months after the date of departure to return the deposit, after deduction of damage, loss of objects, possible cleaning, etc. noted, they will be subject to a deduction from the security deposit, the amount of which will be determined by amicable agreement between the owner or his representative and the tenant. In the event of a dispute, an estimate will be made by a professional or an authorized body, requested by the tenant before his departure or, failing that, by the owner during the inventory of fixtures. In this case, the security deposit will be returned to the tenant by mail within a fortnight, less the amount of work estimated by the estimate.

ANIMALS

Pets are accepted for an additional charge. Failure to declare an animal or its presence despite the owner's refusal is a cause for immediate termination of the rental agreement;

TERMS OF CANCELATION

All cancellations must be notified in writing, mail or e-mail.

a) Before entry into use:

The deposit remains with the owner; however, it may be returned when the rental is canceled more than 10 weeks* before the date of arrival.

b) The entire rental and therefore the balance is due 10 weeks* before the date of arrival. If the tenant has not shown up on the day mentioned on the contract and after 24 hours and without notice from the owner:

  • this contract is considered terminated

  • the deposit and the balance remain with the owner

  • the owner can dispose of his rental

c) In the event of cancellation of the rental by the owner, the latter will return the deposit to the tenant if the cancellation is made 10 weeks* before arrival and the full amount paid if the cancellation takes place after.

d) In the event of cancellation due to force majeure (terrorist attack, weather phenomenon, epidemic, strike, etc.) Bot-Conan Lodge cannot be held responsible and the entire reservation remains due. In this context, we will suggest postponing your stay to a later date, within the current 12 months. No compensation can be claimed.

*reduced to 4 weeks for 2021 bookings due to the Covid-19 pandemic.

INTERRUPTION OF STAY

In the event of an early interruption of the stay by the tenant, and if the owner's responsibility is not called into question, no refund will be made, except for the security deposit.

INSURANCE

The tenant is responsible for all damages arising from him. He must therefore check whether his main housing contract provides for resort extension (vacation rental). The tenant certifies that he is covered by civil liability insurance covering his own liability and that of the persons accompanying him. It is up to him to take out cancellation insurance with his company.

COMPLAINTS

Any complaint relating to a stay must be sent by registered letter to Bot-Conan Lodge no later than 10 days after the date of departure. After this period, no complaint can be taken into account.

DISPUTES

In the event of a dispute, the commercial court of Quimper is recognized as having jurisdiction.
